    Marketing and Leasing

    We provide top notch leasing services that help your property get leased faster. We advertise in the Tampa Tribune, through the Multiple List System (MLS) and EXTENSIVELY on the Internet. We prescreen all applicants seeking to see a property to avoid unnecessary waste of time for the Tenant and the Owner. Most rental managers market their rentals after they are vacated. As a Property Manager for homes in the Tampa Bay area we feel it important to offer the property as soon as the Tenants give their notice and most leases require 60 days. We will begin marketing your house for rent when the Tenant gives the 60 day notice required so that the probability of vacancy is decreased.

    • Advertising on www.rentworx.com, www.rentals.com, www.rentalhouses.com, www.rentalhomesplus.com, www.realtor.com, and www.move.com along with other selected sites. You won't find another rental management agency that will market your property with the ferocity and aggressiveness of our firm!
    • All rentals placed in MLS (Multiple Listing Service) that can be viewed via IDX portals that allow rental agencies throughout Florida to show rental housing on their websites that also show houses for rent in areas surrounding Tampa Bay. Ask a competing agency if they place their houses for rent on the IDX system so that other Rental Managers can see them throughout Florida along with potential Tenants seeking rental housing. This is important and many rental agents don't even know that this is important.

    Tenant Screening

    We provide thorough screening services that ensure that you are obtaining the best Tenant possible. This is done by first pre-screening the prospect prior to showing the rental property. After showing we obtain a detailed application so that we can do a credit check, credit score, verify rental references, do a criminal background check, and verify employment. Then we utilize our extensive experience to determine if this is the right candidate and recommend approval or denial to rent the home, townhome or condo.

    Sun Cove Realty, Inc. knows that quality management is essential to good investment performance. Therefore we strive to always be proactive in the management process. We expect the Tenants to take care of the property and pay the rent timely which sets the stage for a great rental term. By doing a written walk-thru and photographs we demonstrate to the Tenant that we care about this property and intend to protect the interests of the Owner. Requiring a longer notice is necessary in order to properly market for the next rental term and avoid possible vacancy. We're sure you'll be pleasantly surprised by our "Commitment to Excellence"!

    • Quality and Reasonable repair vendors
    • Tenant responsible for all repairs $100 or less. Don't you hate to be nickel and dimed?
    • 60 day notice required by tenant to vacate the rental property
    • Tenant required to pay for professional carpet cleaning at move-out
    • We MANAGE your property. Don't hire us to manage the rental property if you want to be notified of each and every repair before it happens. We perform the service and send you a monthly statement and have the invoices available. Quality Property Managers are not able to consult the owner for each and every repair. A rental home repair warranty can avoid expenses but make sure you choose one that HAS NO DEDUCTIBLE as that can be a serious nightmare as usually the Tenant won't pay the fee and they want it at the door before performing service.

    In order to keep your financials secure, we use a state of the art portal system which communicates with your email.

    Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
